Manufacturer certification is what makes system warranties available on the work. A warranty on a commercial roof is issued by the manufacturer, not the contractor, and only on installations by an approved applicator.

Commercial roofs rarely fail because they're old

They fail at the details, like a wall flashing, an equipment curb or a blocked drain, and details get patched instead of repaired.

Each patch buys a few months. None of them find the failure, and the roof keeps taking water the whole time. The first thing we do on any roof is find out which it is. Is it a detail that can be repaired, a system that can be restored, or a roof that has genuinely reached the end? We tell you which one, in writing, with photographs.

Many Houston commercial roofs do not need replacing yet

A roof that still has a sound deck and dry insulation usually does not need tearing off. It needs restoring.

Fluid-applied silicone and acrylic systems, reinforced fabric at the details, and metal-to-membrane retrofits all add years of service life for a fraction of a replacement. They go on while the building stays open. For most property managers, that outweighs the price. A tear-off means dumpsters, crane picks, exposed decking and a tenant conversation. A restoration usually means none of that.

We will also tell you when a coating is the wrong answer. If the deck is wet or the roof under the coating is too far gone, coating it just buys a more expensive version of the same problem.

PVC

Built-up (BUR)

Traditional tar and gravel. We repair and restore gravel-surfaced roofs.

Why commercial roofs fail in Houston

Houston is hard on flat and low-slope commercial roofing. Heat, downpours, hurricane season and humidity attack a roof in four different ways, and they compound. We know how buildings here fail before they fail, which is what makes a repair-first approach defensible instead of optimistic.

Heat and UV

Long, hot summers and strong sun. TPO and PVC surfaces chalk and go brittle, seams split open, and mod-bit surfacing dries out and cracks. A reflective coating buys back years if you catch it before the surface goes.

Sudden downpours

Gulf storms drop inches in an hour. Every drainage weakness on a flat or low-slope commercial roof shows up at once: clogged drains, undersized scuppers, ponding over deflected deck. Standing water is the single fastest way to shorten a roof's life.

Hurricane season

Wind uplift finds the weakest fastener pattern, the loose flashing, the seam that was already lifting. On coastal properties in Galveston County, Brazoria County and the parts of Harris County east of Highway 146, re-roofs and repairs can need Texas windstorm certification.

Humidity and trapped moisture

Gulf humidity drives moisture into wet insulation and it does not dry out. Blistering, ridging, and rot spread under an intact-looking membrane until a core cut finds them. This is what routine commercial roof inspections are for.
