There are two Pasadenas on a roof, and they need different answers. North and east, the ground belongs to industry: the Houston Ship Channel frontage and the plants and tank farms along SH 225, the Pasadena Freeway. Yards, fabrication shops, valve and pipe suppliers and trucking terminals line Red Bluff Road. Outside the fence lines the buildings are ordinary: offices, shops, parts counters, warehouses and R-panel yard buildings.
South and east, Fairmont Parkway runs toward Bayport and the container terminal. The buildings along it are newer and much bigger: distribution, packaging, cold and dry storage, truck terminals. Inland and west is ordinary commercial Pasadena. Spencer Highway, Southmore, Shaver, Pasadena Boulevard, Strawberry Road and the Beltway 8 frontage carry strip centers, pad sites, auto shops, clinics, day cares and a lot of churches. Pasadena's commercial core is also older than most of what we work on. A building from the sixties or seventies usually carries gravel-surfaced built-up, modified bitumen laid over it later, or screw-down metal on the smaller shops. Each has patching stacked around the details.

Chemical exposure: what it does, and where it actually applies
Pasadena is the one place we work where the membrane itself is a real decision. Process fallout, exhaust off the building's own equipment, grease from a kitchen hood, and an oily film tracked across the roof by every service tech. A retail roof eight miles inland never carries that load.
The difference between membranes gets oversold. In the manufacturers' own chemical-resistance data, TPO roofing stands up to a long list of acids and bases. It gives up to oils, greases and animal fats, which soften and swell the sheet until the welded seams and flashings fail. PVC is the single-ply rated highest against oil and grease. It is the standard answer over a commercial kitchen and the sensible one under process exhaust.
Whether any of this applies depends on what discharges onto the roof and what sits upwind, not on how close the nearest plant is. The damage concentrates downwind of the discharge point, while the far corner of the same roof can look close to new.

Built-up and mod-bit roofs are affected too, because an oily discharge softens their surfacing where it lands. Industrial air is also harder on painted panels and exposed fastener heads, so the panel roofs along the corridor wear first at the fasteners and side laps.
Most roofs in Pasadena, TX face nothing of the kind. A strip center on Spencer Highway or a church off Shaver has a tired curb, a split seam and a drain nobody has opened in years. A chemical-resistant membrane quoted for that building sells the city's reputation, not your roof. TPO is still the right call, and a roof maintenance program will do more for it than a pricier sheet.

PVC and TPO do not weld to each other, so a TPO patch on a PVC roof is only lying on it. Asphalt is worse. Black mastic on a PVC detail attacks the sheet, and PVC should not touch asphalt-based material at all. So we first confirm what is really up there, which is not always what the building file says.
