Why Metal Roofs Leak in Houston

What Fluid-Applied Restoration Actually Is
A fluid-applied restoration is not a coat of paint. It is an engineered roof system installed as a liquid: cleaning and prep, a rust-inhibitive primer, reinforced treatment over every seam, fastener, and penetration, and then a full-field elastomeric topcoat built up to a specified thickness. When it cures, your entire roof is one seamless, waterproof, highly reflective membrane with no laps to open and no fasteners exposed to the weather.
Because it goes over the existing panels, there is no tear-off, no dumpsters, no exposed building, and no weeks of noise over your tenants. Most metal restorations finish in days, and the building stays open the whole time.
Our 5-Step Metal Restoration Process
Pressure wash and prep
We wash the entire roof down to a clean, sound surface and degrease anything the coating needs to grip. Adhesion is everything, so prep gets treated like its own job.
Fastener pass
Every backed-out screw gets tightened or replaced, and failed washers get swapped. Tightening a stripped screw accomplishes nothing, so where threads are gone we upsize the fastener.
Rust-inhibitive primer
Rusted areas and previously painted panels get a primer coat that locks down oxidation and guarantees the topcoat bonds. This is the step cheap coating jobs skip, and it is why they fail.
Seam and detail treatment
Brush-grade sealant or fabric-reinforced base coat goes over every seam, fastener head, curb, and penetration. This is where the labor lives, because this is where metal roofs actually leak.
Full-field topcoat
The finish coats are applied to the mil thickness your warranty requires, checked as we go, and photo-documented like everything else we do.
Silicone, Acrylic, or Fabric-Reinforced?
Silicone
The default for low-slope metal with ponding water or brutal sun exposure. Silicone shrugs off standing water and UV better than anything else we install.
Acrylic
The workhorse for sloped metal that sheds water fast. Highly reflective, easier on the budget, and the chemistry both of our Texas manufacturers build their metal systems around.
Fabric-Reinforced
Polyester fabric embedded in the coating over the seams or the entire field. The call for older roofs with more movement, and for owners who want a membrane they can renew with a recoat instead of ever replacing.
Plenty of Houston metal roofs get a hybrid: reinforced details everywhere, silicone where water sits, acrylic where it drains. The roof tells us which system it needs. We do not decide that from the office.
