La Porte sits between Port Houston's two container terminals. Barbours Cut is on the ship channel between La Porte and Morgan's Point, off Barbours Cut Boulevard, and Bayport is just south of town. Freight leaving those docks goes by truck, and plenty of it stops in a La Porte warehouse first.

So the commercial roofs that count most here are distribution roofs. They line State Highway 146 around its SH 225 interchange, Wharton Weems Boulevard, Fairmont Parkway and Underwood Road. Barbours Cut opened in 1977, and an older generation of warehouses from the years after still works along Fairmont Parkway and the roads off 146. They are smaller, and often metal or aging early single-ply. Near the terminals, container and chassis yards, drayage offices and metal truck shops line Barbours Cut Boulevard.

What a port does to a distribution roof

A roof beside a truck court gets dirty on another scale. Trucks, chassis and container handling grind grit off the paving, the wind lifts it, and the nearest big flat roof catches it. Rain carries it to the low spots, where it settles as silt around drains, along wall bases, and in gutters and scuppers.

That silt stays wet after the field dries, which feeds the dark streaks and algae. It builds up in strainers and outlets, so the roof drains a little slower each season. It also gets ground into the membrane underfoot, and white single-ply wears thin in a line from the hatch to the equipment.

Bigger debris arrives too. Stretch wrap, strapping and pallet splinters blow up off the yard and wrap around strainers. A length of steel banding on a membrane is a blade waiting for a boot. Add screws and offcuts dropped on service calls, and a large single-ply roof in La Porte, TX picks up punctures where nobody walks.

The truck court side has its own wear. Trailers back into downspouts between dock doors, and a crushed downspout backs water into the scupper or gutter above. Steel canopies over the dock doors tie into the wall and sometimes the roof edge, and wind works that joint every time it loads the canopy.

Almost none of this is visible from the ground. On a port building, commercial roof maintenance clears strainers, removes silt and debris, and checks service paths, new openings and dock-side downspouts. Commercial roof repair in La Porte, TX is mostly single-ply repair at large scale. Punctures from banding and dropped hardware. Seams opened along worn service paths. Flashings pulled loose from curbs, cracked clamping rings, missing strainers, and torn joints where a dock canopy meets the wall.

Who pays for what is set by your lease, and leases differ. Both parties get the same thing from us: dated photographs, a description of what we found, and a written scope. It keeps maintenance, repair and replacement separate so each side can see which is which.

Do you work on the older buildings downtown and near Sylvan Beach?

Yes. The shops, restaurants and offices along Main Street, Broadway and toward the bay sit on small low-slope roofs, mostly modified bitumen or built-up. They fail at the walls, around pipes and units, and wherever old patches are stacked up. That is a different job from a distribution roof, and we scope it separately.
