Commercial roofing in Conroe, TX
Conroe is the Montgomery County seat, and its commercial roofs run younger and larger than most of the metro. Along I-45 and Loop 336, the last decade added medical offices, urgent care, hotels, restaurant pads, auto service and strip retail. Nearly all of it is low-slope single-ply, and nothing looks worn, so nobody is looking at it.
East of the freeway, Conroe Park North runs manufacturing, freight distribution, food processing and oilfield service. Deison Technology Park sits beside Conroe-North Houston Regional Airport. These buildings carry acres of mechanically attached membrane over steel deck, drained through a handful of internal drains and tapered insulation. A detail that fails in one corner shows up far from it, so warehouse and industrial roofing out there starts with walking the whole field.
The airport adds hangars: metal over wide clear spans with almost no pitch, and a door header that has to stay watertight. Out on 105 and around Lake Conroe, marinas, boat and RV storage and small retail stay small and metal, in open ground.
Downtown holds the county's oldest commercial stock. The blocks around the courthouse square were largely rebuilt in brick after the 1911 fire: two stories, shared party walls, flat roofs behind parapets, scuppers through the wall. Their modified bitumen or built-up roofs are several generations deep, and they rarely fail in the middle.

What actually fails on Conroe roofs
On the industrial side, the problem is water that will not leave. A big roof drains through very few outlets, and tapered insulation has to steer water a long way to reach them. A settled deck, a board crushed under a pallet or a drain basket silted with yard grit leaves standing water far from anything broken. So we open the drains, sumps and overflow scuppers before looking at anything else.

The second pattern belongs to big new roofs. A mechanically attached membrane lifts and flutters between its fastener rows every time it blows. Over years the plates wear the sheet thin from below, and the first sign is a leak at a lap with no visible damage. Most of the industrial park is roofed this way, so the buildings an owner assumes are fine are the ones a documented maintenance program should reach first.
Pad retail and restaurants along I-45 and Loop 336 fail in smaller, more predictable ways. A small pad carries units, make-up air, kitchen exhaust and refrigeration lines, so it has far more penetrations per square foot. Kitchen exhaust is the one nobody expects: grease settles in a ring around the fan curb, and TPO does not tolerate it.
Downtown, the wall is usually the problem. Coping joints, mortar, a through-wall scupper and the flashing termination all meet at the parapet, and any of them can let water into the wall cavity. From there it can surface inside the building next door, which is how two owners sharing a party wall end up arguing over whose roof leaks.
