Why We're Going All In on Fluid-Applied Roofing for Houston's Metal Buildings

Fluid-applied coating systems are now our primary answer for aging metal roofs across Houston. Not a side offering, not a fallback when the replacement budget dies. The main play. Here is why we made that call, what these systems actually are, and when we still tell an owner to replace instead.

Drive any industrial corridor in this city and you are looking at our reason. Houston is wrapped in metal buildings: warehouses, distribution centers, shops, church gyms, self-storage. Most of them are R-panel roofs screwed down decades ago, and every one of them fights the same physics. The panels bake past 150 degrees by afternoon, swell, then shrink again at night. That daily cycle backs fasteners out of their holes, dry-rots the washers, opens the laps, and grinds away the factory finish until Gulf Coast humidity can start rusting bare steel. The panels usually have plenty of life left. The details holding them together do not.

So the owner calls a roofer about a few leaks, and the quote that comes back is a full tear-off. Two, three, sometimes four hundred thousand dollars, weeks of noise, an exposed building in storm season, and a dumpster parade through the parking lot. For a lot of these roofs, that is the wrong answer to the wrong question.

A fluid-applied restoration attacks the actual failure points instead. We wash the roof, replace or tighten every fastener, prime the rust so it stops, reinforce every seam and penetration, then coat the entire field with an elastomeric topcoat built up to warranty thickness. When it cures, the roof is one seamless waterproof membrane. No exposed screw heads, no open laps, no seams for wind-driven rain to find. It typically runs $2.50 to $5.00 per square foot, against $8 to $15 or more for replacement, and the building stays open the whole time.

We got certified with four manufacturers on purpose: IPC, Karnak, Everest Systems, and Western Colloid. Different roofs need different chemistry. Silicone where water ponds, acrylic where the slope sheds, fabric-reinforced systems where an older roof moves too much for coating alone. And here is the part we love: two of the four are made in our backyard. Everest Systems manufactures in Houston and IPC builds their cross-linked acrylics in Pearland. The people formulating these products drive under the same sun and through the same storms your roof does.

The performance case keeps stacking. A white reflective coating can pull a metal roof's surface temperature down by 50 degrees or more on a summer afternoon, which your AC notices immediately. The systems carry manufacturer-backed warranties from 10 to 20 years, with no-dollar-limit and hail-rated options on qualifying roofs. And most of them can simply be recoated when the warranty runs out, which means the tear-off you keep postponing may never need to happen. Ask your CPA how a maintenance coating gets treated on the books versus a capital replacement while you are at it. That conversation surprises a lot of owners.

Now the honest part, because it is the same thing we say on your roof. Coatings do not fix everything. Rusted-through panels, soft decking, and saturated insulation cannot be coated over, and anyone willing to coat over those problems is selling you a very expensive delay. If the roof is structurally sound, restoration usually wins. If it is not, we will show you the photos and tell you to replace it, even when that is not the answer we are hoping to give.
