Most TPO roof problems in Houston are repairable, and repair almost always costs a fraction of replacement. TPO (thermoplastic polyolefin) is one of the most common commercial membranes in Houston for good reason: its reflective white surface fights our brutal heat and UV load, and its heat-welded seams create a strong, watertight bond. But no membrane is maintenance-free. Over years of thermal cycling and sun exposure, the most common failure points show up at the seams, at flashings and penetrations, and anywhere foot traffic or debris has punctured the field.

The warning signs are usually visible if you know where to look. Watch for seams that have lifted or split, cracking or 'crazing' on the membrane surface, water stains on the ceiling or deck below, loose or pulling flashings around HVAC curbs and pipes, and ponding water that sits for days after rain. Any one of these means it's time for an inspection. Several of them together mean water is likely already getting in.

A proper repair process starts with diagnosis, not a quote. A good contractor walks the roof, locates the actual entry points (which are often nowhere near the interior stain), and documents condition with a photo report. From there, repairs typically involve cleaning and re-welding open seams, patching punctures with matching TPO membrane, rebuilding failed flashing details, and addressing the drainage causing any ponding. Done right, a heat-welded TPO patch is as strong as the original.

What drives the cost? A handful of factors: how many repair areas there are, how accessible the roof is, the condition of the surrounding membrane, and whether the underlying insulation has gotten wet and needs replacement. Wet insulation is the big one — if water has been sitting under the membrane, patching the top without addressing the saturated layer below just traps the problem. An honest assessment tells you which situation you're actually in.

There's also a middle path worth knowing about: roof coatings. If a TPO roof is aging but still structurally sound, a restoration coating can extend its service life significantly and restore reflectivity — for far less than replacement. It's not right for every roof, but for the right candidate in Houston's sun, it's a smart way to buy years without a capital project.
