At the north end of Spring, TX you can stand on a roof finished in the last few years. Ten minutes away is a strip center roofed in the early eighties, and ten minutes the other way a shop seventy years older. Spring is unincorporated north Harris County along I-45, the Hardy Toll Road, the Grand Parkway and FM 2920, and its buildings did not arrive in one wave.
Springwoods Village and its CityPlace district, where I-45, the Hardy Toll Road and the Grand Parkway meet, are corporate campus, offices, hotels and mixed-use blocks built in the last decade. The roofs are new single-ply carrying screened equipment and plenty of service traffic. What is usually missing is the paperwork: which system, who installed it, and what has been done since.
The part of the stock that consumes a budget runs south and west along Louetta, Spring Cypress Road, FM 2920 and the I-45 frontage. These are Spring's seventies and eighties buildings: strip retail and multi-tenant centers, restaurants and service buildings, medical and dental suites, churches grown a wing at a time, and apartment property. The roofs are modified bitumen or gravel-surfaced built-up, some already covered over once, with forty years of tenant changes on top.

Old Town Spring looks nothing like either. Its shops occupy small wood-framed buildings put up near the old rail yards early in the last century. They have pitched roofs, back additions, and porch and awning roofs tied into walls. Much of that roofing is steep-slope rather than low-slope.

Three generations of roof, three different clocks
There is no single Spring roof problem. Age decides what is wrong, and an owner here often holds roofs at three stages of life. The common mistake is one policy for all of them.
On the newest roofs the problem is a missing record. Buildings and managers change, and the roof file does not follow, so the first hours of a Friday leak go on working out what is up there. A paid commercial roof inspection with dated photographs and a written condition report puts the record back before anything goes wrong.
On the eighties and nineties buildings, the problem is decades of change nobody removed. A tenant leaves and takes the rooftop unit, but the curb stays, capped with sheet metal and sealant. Add gas lines to a closed kitchen, conduit on blocks sunk into the surface, and pipes feeding nothing. Each is an opening nobody is responsible for, and together they explain leaks far from any equipment.

Also find out how many roofs a building that age carries. A gravel roof covered once in the nineties is far more likely to need a tear-off next than another layer, which makes it a capital number.

Roof coatings and restoration in Spring
