Commercial Roof Replacement: What to Expect from Start to Finish
If you've been told your commercial roof needs replacement, the first question in your head is probably "how much." The second is "how long." The third is "how bad is this going to disrupt my tenants." Let's walk through the whole process so there are no surprises.
Step one is the assessment. A qualified commercial roofer inspects the existing roof, takes core samples to evaluate insulation condition, checks the structural deck, and documents everything. This determines whether you actually need a full replacement or whether a partial replacement or coating restoration could work. Insist on core samples. Without them, nobody really knows what's happening under the membrane.
Step two is system selection. For most Houston commercial buildings, the options are TPO, PVC, or a coating system over the existing roof. Your roofer should present options with cost comparisons, warranty differences, and expected service life. Metal and modified bitumen are also possibilities depending on the building. This is where certified installer status matters. A contractor certified by Versico or GAF can offer manufacturer-backed warranties that an uncertified installer cannot.
Step three is the proposal. A good commercial roofing proposal includes: the scope of work in plain language, the specific system being installed with manufacturer and product names, the timeline with start and expected completion dates, the total cost with payment terms, and the warranty details including what's covered, what's not, and for how long.
Step four is the actual work. A typical 15,000-20,000 square foot commercial re-roof takes 5-10 working days depending on complexity. Your tenants will hear noise. There will be trucks and materials in the parking lot. A good contractor communicates daily about what's happening and keeps the job site clean at the end of each day. If your building is occupied, weekend and off-hours work might make sense for noise-sensitive tenants.
Step five is closeout. Final walkthrough with the contractor to review the installation. A punch list for any items that need attention. Warranty documents delivered to you with all registration information. Before and after photos for your records. And a maintenance schedule to protect the investment you just made.
