Roof coatings are the most underused tool in a property manager's budget. When the conversation turns to "the roof is getting old," most people jump straight to replacement. That's a $150,000+ conversation for a mid-size commercial building. A coating restoration on the same building runs $50,000-$80,000 and adds 10-20 years of warranted life.

Here's how it works. A fluid-applied coating system goes directly over your existing membrane. The coating fills every seam, crack, and pinhole, creating a seamless waterproof surface on top of what's already there. No tear-off, no dumpsters, no multi-week disruption to your tenants. Most coating jobs take 3-5 days.

Two types dominate the Houston market. Silicone coatings handle ponding water and UV exposure better than anything else. If your roof has areas where water sits after rain, silicone is the answer. It won't break down in standing water the way acrylics do. Acrylic coatings cost less and work great on sloped sections where water drains quickly. They're also better for reflectivity and energy savings.

The catch: coatings only work on roofs that are structurally sound. If your membrane has widespread failure, wet insulation underneath, or structural deck problems, coating over the top just traps the problem. That's why a thorough inspection matters before anyone starts quoting a coating job. We've walked away from coating projects and recommended replacement instead because the existing conditions didn't support it. Coating a bad roof is a waste of money.

For property managers, the business case is straightforward. A coating restoration at 40-60% of replacement cost, with a manufacturer-backed warranty, that extends roof life 10-20 years. No capital expenditure approval needed for most coating budgets. Minimal tenant disruption. And you can time it with your fiscal year instead of waiting for an emergency.

We install coating systems from Western Colloid, Karnak, and Everest Systems. Each has specific strengths depending on your roof type and conditions. Call us for an honest assessment of whether coating makes sense for your building.
