5 Signs Your Commercial Roof Needs Repair Before It Needs Replacement
Not every roofing problem means you need a new roof. In fact, most of the service calls we run in Houston end with a targeted repair, not a replacement proposal. The trick is catching problems early enough that repair is still an option.
First sign: ponding water that stays longer than 48 hours after rain. Some water pooling is normal on flat roofs. But if you've got standing water three days after a storm, your drainage is compromised. Clogged drains, sagging insulation, or settled decking are the usual culprits. Left alone, ponding water accelerates membrane breakdown and adds structural load your roof wasn't designed to carry.
Second sign: blistering or bubbling on the membrane surface. This means moisture got trapped between the membrane and insulation. In Houston's heat, that trapped moisture expands and creates bubbles. Each blister is a weak point that will eventually split open. Catch them small and they're a simple patch. Let them spread and you're looking at a section replacement.
Third sign: visible flashing separation around HVAC units, pipes, or parapet walls. Flashings are the most failure-prone part of any commercial roof because they're where the membrane meets a vertical surface. Thermal cycling in Houston (cool nights, 100-degree days) causes expansion and contraction that pulls flashings away from their substrate over time.
Fourth sign: interior water stains or musty smell. If your tenants are reporting ceiling stains, you're already behind. The leak has been active long enough for water to migrate through the insulation and decking to the interior. The repair scope just tripled because now you're dealing with wet insulation that needs to come out.
Fifth sign: the roof is 15+ years old and has never been recoated or maintained. A TPO or PVC membrane installed in 2010 is approaching the end of its expected service life. That doesn't mean it needs replacement tomorrow, but it does mean an inspection should happen now. Often, a coating restoration can extend the life another 10-15 years at a third of replacement cost.
