TPO vs PVC: Which Membrane Is Right for Your Houston Commercial Building?
If you're replacing a commercial roof in Houston, you'll probably hear two acronyms more than any others: TPO and PVC. Both are single-ply membranes. Both work well on flat and low-slope roofs. Both come in white, which helps with energy costs in Texas heat. But they're not interchangeable, and the right choice depends on your building.
TPO (thermoplastic polyolefin) is the more common choice for standard commercial buildings. It costs less per square foot, installs quickly, and performs well against UV exposure. For a typical office building, retail strip center, or warehouse in Houston, TPO is usually the right call. It handles our heat and UV load well, and the price point makes it easier to justify to ownership groups or HOA boards.
PVC (polyvinyl chloride) costs more upfront but earns it back in specific situations. If your building has rooftop grease exhaust (think restaurants, food processing, commercial kitchens), PVC is the only real option. Animal fats and cooking oils break down TPO over time, but PVC shrugs them off. PVC also has better chemical resistance overall, which matters for industrial buildings near refineries or chemical plants. In Houston, that's a real consideration for properties along the Ship Channel or in the industrial east side.
On weld strength, PVC has a slight edge. The heat-welded seams on PVC tend to be stronger than the membrane itself, meaning the seam is the last thing that fails. TPO seams have improved significantly over the past decade, but early-generation TPO had seam issues that gave it a mixed reputation. The current formulations from Versico, Carlisle, and GAF are solid.
For most Houston commercial buildings, our recommendation is TPO with a manufacturer-backed warranty through an approved installer. The cost savings over PVC are significant on a 15,000+ square foot roof, and the performance difference in a non-chemical, non-grease environment is negligible.
